2.What will I cost me to use Swap2Move?
Currently Nothing. For a limited introductory period we at Swap2Move are offering this new and unique service to you for no cost whatsoever. Any registration charge that might be introduced WILL NOT apply to any properties already registered.
3.Do I need a HIPS pack?
Don’t blame us, blame the Government, but yes you will. However many will already have one, see our separate section on HIP’s.
4.How does the legal aspect work?
Exchanging your home is no harder than selling and buying a new home in terms of legal requirements. Swop2Move always recommends that you employ a Solicitor exactly as if you were selling your house. They will take care of all the legal requirements and you will find the process is no different.
5.What about my current mortgage?
Much the same as if you were selling and buying a new house. Talk to your mortgage lender at an early stage. If your mortgage is portable you would simple take it with you, or you may opt to take out a new deal on your new home.
6.Can I have my house up for sale as well?
Yes, you can market your home in anyway you wish as long as you have a HIP’s pack.
7.How does the process work?
Very simply you register and upload your details for other registered users to view. Unlike most other sites Swop2Moves database driven website allows you to See for yourself what’s available. But more importantly allows the property you register to be seen by potentially millions of people on the internet. If a user is interested in your property they will contact you to see if you are interested in a possible exchange. As soon as you register not only can you view a property’s details but you can also view their contact details If a user is interested in your property they will contact you to see if you are interested in a possible exchange. Normally both parties would agree what the properties are worth. Then using solicitors exchange properties including any funds to make up the difference in prices.
8.How do I get my photos and description onto your website?
Simple register as a new user and follow the easy to use instructions on screen to input your property details and upload the relevant pictures. If you have any problems at all simply complete the registration and contact us, we will be happy to assist even if you only have hard copy photographs
9.Can I edit my own advert after it is posted?
Yes, when you register you will pick a username and password that will give you sole access to update and modify your listing.
10.Can anyone view my full advert?
None registered users can see pictures and most details of your property, imagine how many that will be on the internet. But only registered users who have there own property listed can see full details and have access to contact you.
11.How do people get in touch with me about an exchange?
Registered users who are interested in your house will send you an email through our website. We ask that you out of politeness reply to all enquiries even if you are not interested in that particular swop. No personnel details including address phone number or direct email address will be provided unless you specifically ask for them to be added to your product description
12.What if I have a 'Sole Agency' agreement?
You may not realise that a sole agency agreement does not normally affect your right to sell or exchange the property privately, please check your agreement. Your estate agent is normally entitled to commission only if they sell your property, or if a buyer is introduced by another estate agent during the period of the sole agency. The Office of Fair Trading provides a FREE booklet providing consumer advice, "Using an estate agent to buy or sell your home". You can order a copy by calling 0870 6060321, visit the Office of Fair Trading Web-site or download an Adobe Acrobat version from here:
13.How secure is my information?
Your information is totally secure and accessible only by you and our support staff here at Swap2Move.
14.Why can I not see the full property description?
You must be a registered user offering you own property up for exchange to have access to full property details.
15.How do I know what to ask for my property?
While Estate agents might offer some guidance for sales it is you who ultimately says what you are prepared to sell your house for and when buying it is again you who says what you are prepared to pay for a house so there is little change. Look at other property’s for sale in your area to see what they are asking. Look on the internet where there is a wealth of information available. Try some of the ones below to start with, but only use them as a guide the final decision is always yours:
